class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p><\/p>\n<p class=\"wp-block-paragraph\" style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\">La relocalizaci\u00f3n de empresas a M\u00e9xico o \u201cnearshoring\u201d podr\u00eda impulsar el cr\u00e9dito del sector inmobiliario comercial mexicano, consider\u00f3 este martes la calificadora Fitch Ratings.<\/p><p style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\"><br>De acuerdo con la agencia internacional, los desarrollos inmobiliarios comerciales en M\u00e9xico est\u00e1n respaldados en fuertes tasas de ocupaci\u00f3n y crecimiento de alquileres, as\u00ed como por el tendiente crecimiento descomunal que he presentado su cartera.<\/p><p style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\"><br>\u201cLas empresas necesitar\u00e1n equilibrar el crecimiento con el mantenimiento de m\u00e9tricas crediticias saludables y acordes con las calificaciones actuales, en el contexto de un debilitamiento de las condiciones econ\u00f3micas y el crecimiento globales\u201d, se\u00f1al\u00f3 en su an\u00e1lisis.<\/p><p style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\"><br>Fitch Ratings abund\u00f3 que M\u00e9xico ser\u00e1 uno de los principales beneficiarios del \u201cnearshoring\u201d, por el reacomodo global de las cadenas de suministro, su relocalizaci\u00f3n en Norteam\u00e9rica, el mercado m\u00e1s grande del mundo, y el Tratado M\u00e9xico, Estados Unidos y Canad\u00e1 (T-MEC).<\/p><p style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\"><br>En este sentido, apunt\u00f3 que los fundamentales de M\u00e9xico propician que los desarrolladores se muevan para adquirir y construir nuevas propiedades industriales, que incluyen tasas de ocupaci\u00f3n \u201cexcepcionalmente altas\u201d de casi un 98 %, seg\u00fan datos de la Asociaci\u00f3n Mexicana de Parques Industriales.<\/p><p style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\"><br>\u201cVarios emisores calificados por Fitch han aumentado sus planes de gasto de capital y ampliado sus inversiones en espacio industrial para aprovechar la alta demanda de almacenamiento, fabricaci\u00f3n y otras infraestructuras industriales por parte de las corporaciones multinacionales\u201d, revel\u00f3.<\/p><p style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\"><br>Adem\u00e1s, resalt\u00f3 que la tasa de desocupaci\u00f3n es baja, de hasta un 2,9 % en mayo pasado.<br>La calificadora tambi\u00e9n record\u00f3 que la inversi\u00f3n extranjera directa (IED) creci\u00f3 un 48 % interanual en el primer trimestre, mientras que la Secretar\u00eda de Econom\u00eda inform\u00f3, con cifras preliminares, que ascendi\u00f3 a los 29.041 millones de d\u00f3lares (unos 27.012 millones de euros).<\/p><p style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\"><br>La calificadora asegur\u00f3 que el impulso fuertemente positivo del sector inmobiliario est\u00e1 respaldando un s\u00f3lido acceso a capital para el Fideicomiso de Infraestructura en Bienes Ra\u00edces (FIBRAS) mexicano y otras empresas de bienes ra\u00edces para financiar inversiones y refinanciar deuda mediante mercados de capital locales y externos.<\/p><p style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\"><br>En contraste, se\u00f1al\u00f3 que, el sector, en su objetivo de satisfacer la demanda de espacio industrial, enfrentar\u00e1 algunos desaf\u00edos en el territorio mexicano como lo son la falta de infraestructura adecuada, las preocupaciones de seguridad y el marco regulatorio inconsistente.<\/p><p style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\"><br>\u201cEl costo de abordar algunos de estos riesgos puede aumentar los requisitos de inversi\u00f3n y ejercer cierta presi\u00f3n sobre la rentabilidad y las tasas de capitalizaci\u00f3n\u201d, detall\u00f3.<\/p><p style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\"><br>Fitch Ratings abund\u00f3 que esto puede verse exacerbado por mayores tasas de inter\u00e9s, costos de construcci\u00f3n y precios de la tierra, pero tambi\u00e9n mitigado por un aumento de las tarifas de alquiler.<\/p><p style=\"line-height: var(--wp--typography--line-height, var(--global--line-height-body));\"><br><\/p>\n<p style=\"line-height:
